WHY APPLY FOR A GRANT?
SEAI estimates 1.7 million homes in Ireland could be eligible for the increased and additional grants, which will help make houses “more energy-efficient, cheaper to run and more comfortable to live in”. The latest figures show the average homeowner spends €1,850 a year heating their homes. Properly insulating the walls of the average home can save up to €600 per year on heating bills, according to the SEAI.
WHO CAN APPLY?
All homeowners, including landlords, whose homes were built and occupied before 2011 can apply
BEFORE YOU APPLY
Part L of the Building Regulations require that after any alteration to a minimum of 25% of your home’s surface area, either:
- your home achieves a minimum B2 BER rating
- your heating system and attic insulation comply with the Building Regulation standards
If you are applying for an SEAI grant for External or Internal Wall Insulation you are required to comply with these Building Regulations as a condition of your grant payment.
Planning Considerations
In some cases external insulation may require planning permission. For example with protected structures, in architectural conservation areas or where the works result in an alteration to the front profile of the property. Please check with your registered contractor or local planning authority.
Planning permission is not required for internal or cavity insulation.
TIMEFRAME
You must complete the works and submit the paperwork within 8 months from the date of the grant offer. You can find the expiry date in your offer letter.

Wall Insulation Grants
Detached house
- Cavity wall insulation: €1,800 grant and €2,300 if in receipt of qualifying welfare payments
- Internal insulation (dry lining): €4,500 grant
- External wall insulation (the wrap): €8,000 grant
Semi-detached or end of terrace
- Cavity wall insulation: €1,300 grant and €1,700 if in receipt of qualifying welfare payments
- Internal insulation (dry lining): €3,500 grant
- External wall insulation (the wrap): €6,000 grant
Mid-terrace
- Cavity wall insulation: €850 grant and €1,100 if in receipt of qualifying welfare payments
- Internal insulation (dry lining): €2,000 grant
- External wall insulation (the wrap): €3,500 grant
Apartments
- Cavity wall insulation: €700 grant and €900 if in receipt of qualifying welfare payments
- Internal insulation (dry lining): €1,500 grant
- External wall insulation (the wrap): €3,000 grant
Attic Insulation Grants
Detached house
- Attic Insulation: €2,000 and €2,500 if in receipt of qualifying welfare payments
Semi-detached or end of terrace
- Attic Insulation: €1,500 and €1,900 if in receipt of qualifying welfare payments
Mid-terrace
- Attic Insulation: €1,400 and €1,800 if in receipt of qualifying welfare payments
Apartments
- Attic Insulation: €1,100 and €1,400 if in receipt of qualifying welfare payments
